📋 Tender Overview
The tender is for the development and realization of Laborijn-Noord in the Spoorzone Doetinchem. Laborijn-Noord is to become a vibrant and urban residential area with a maximum of 472 homes, a work program, facilities, and active ground floors. This urban area will integrate various functions, featuring attractive public spaces with a focus on social safety and high spatial quality. The project is a significant step in the development of the Spoorzone, which plays a central role in the growth ambitions of Doetinchem. The municipality seeks one development party or a combination of parties through a selection and dialogue tendering procedure. Future-proof area development is a key component of the project, with parties required to present reference projects in sustainable and/or future-proof area development during the selection phase. In the awarding phase, the plan for future-proof construction will be assessed, focusing on image quality, urbanity, and social cohesion. Frameworks have been established for Laborijn-Noord, including the environmental plan and the Area Program and Image Quality Plan for the Spoorzone. The housing corporation Sité Woondiensten is a key stakeholder in the development, intending to take on the social rental homes created within the project. Although the realization of public space is not part of the task, parties are asked to propose designs for the public space. It is important for the municipality to design real estate and public space as an integral whole.
