πŸ“‹ Tender Overview

ScopeThe Spanish airport authority Aena is planning to invest around 1.5 billion in remodeling its Adolfo Surez Madrid-Barajas facility as part of its 2022-2026 Strategic Plan. Recently approved by the Aena board of directors the operation consists of merging Terminals 1 2 and 3 and expanding Terminal 4 and its satellite 4S to optimize the overall functionality of the airport while raising passenger capacity from 70 to 80 million. The total planned investment is spread out almost equally between the two refurbishment projects As separate units Terminals 1 2 and 3 fail to match T4 in efficiency hence the idea of merging the three terminals to produce one building with one single entrance and a new processing area for passenger distribution check-in baggage reclaim and security to be located in the old parking lot. With the merging of the three terminals there will be just one access point and one passenger processing area within a high-tech sustainable building. This area will lead into the existing terminal buildings that after passing security will become what is termed the air zone with an expanded shopping area. This first logistics stage will be put out to tender in the fourth quarter of 2021 and includes 28 hectares of land for development featuring 153000 m2 of buildable area and four hectares of green space The business model envisages a joint venture in which Aenas contribution is the land use right while the investor provides the capital needed to undertake the development The projects white paper lays down the architecture development and landscaping guidelines and is firmly committed to sustainability innovation and the local region Aena is to put in place the measures needed for the development and connections of the new logistics hub which is set in one of the prime areas of Madrid The global Adolfo Surez Madrid-Barajas Airport City project is to be rolled out in stages and includes 323 hectares of land and 2.1 million m2 of buildable area for logistics and aeronautical operations offices hotels and services It will further enhance the Airports role as a development hub which will attract investment wealth and employment to its surrounding towns and cities and to Madrid and Spain as a whole
