π Tender Overview
The developer Sminex will build the Palashevsky 11 elite-class boutique residence with financing from Sber. The bank has allocated RUB 23 bn for the projects construction. Palashevsky 11 is a cozy building comprising 45 apartments and 7 penthouses, located in the Patriarchs Ponds district. The projects concept emphasizes an unprecedented level of privacy and a unique architectural design. The building will feature three distinctive facades, one of which will be constructed entirely of emerald-malachite glass; 1,700 glass blocks will be custom-manufactured for this specific element. Beyond its unique architecture, the project offers residents amenities unmatched in the Patriarchs Ponds area. A private garden courtyard, complete with a curved-glass orangery and a pond, will serve as a central focal point. Inside the orangery, the developer will create a self-sustaining ecosystem that keeps the plants looking beautiful year-round. Residents will also enjoy a childrens playground, as well as dedicated areas for relaxation by the water and sports activities. The buildings interior is equally well-conceived: the first floor will house a fitness center, a childrens playroom, and a cozy lounge area. Finishes feature natural stone, wood veneer, parquet flooring, decorative glass, and unique textiles with a feather motif. The resident amenities are complemented by a 176-square-meter summer patio featuring relaxation and yoga zones. The lobby will be adorned with bespoke artworks and designer furniture, while the ceiling will feature a starry sky effect. The building is scheduled for commissioning in 2031.
