π Tender Overview
New measure will allow expanding the supply of Social Interest Housing (VIS) and facilitate the access of Peruvian families to State benefits. With the aim of expanding opportunities to access decent, safe and quality housing for thousands of Peruvian families, the Ministry of Housing, Construction and Sanitation (MVCS) updated the maximum values of Social Interest Housing (VIS) in the Acquisition of New Housing (AVN) modality of the Techo Propio program.
The measure was made official through Supreme Decree No. 012-2026-VIVIENDA, published in the official newspaper El Peruano. The rule establishes that homes in multi-family buildings, residential complexes or villas with a covered area equal to or greater than 40 m2 may have a value of up to S/136,100, while single-family homes with a covered area equal to or greater than 35 m2 will have a maximum value of S/109,100.
We are strengthening the supply of social housing so that more families can access formal, quality housing. This measure will allow us to maintain the development of new housing projects and close the housing gap that exists in the country, the Ministry of Housing highlighted.
This update responds to the need to adapt the values of Social Interest Housing to current market conditions and guarantee the continuity of the housing supply for lower-income families. In this way, we seek to preserve access to subsidies granted by the State through the Techo Propio program and make it easier for more Peruvians to fulfill the dream of having their own home.
The measure will contribute to maintaining the economic viability of social housing projects, providing greater security to development companies and financial entities. Likewise, it will promote new investments, boost the construction sector and generate more jobs.
The standard also establishes complementary provisions to ensure the continuity of real estate projects that are in the process of evaluation or execution, guaranteeing an orderly transition and legal security for all actors involved.
With this decision, the Government reaffirms its commitment to reduce the housing gap in the country and continue promoting public policies that improve the quality of life of thousands of Peruvian families through access to formal and adequate housing.
