The motion specifies the regularization of these buildings, in accordance with the provisions of Law 21558; that is, until December 31, 2025.
By 30 votes in favor and 1 abstention , the Senate dispatched to the Chamber the bill that renews the validity of the special procedure for regularization of buildings for harmless micro-enterprises or social equipment established in Law No. 20,898, and to make some clarifications, aimed at facilitating its application.
With this, the regularization will be in effect until December 31, 2025, in accordance with the provisions of Law No. 21,558 , published in April 2023, “leaving both matters linked, in such a way that any new extensions are carried out harmoniously and not separately, as happened previously,” explained Senator Fidel Espinoza , president of the Housing and Urban Planning Commission , the body that analyzed the motion and heard from various related actors.
It should be noted that the project is authored by senators María José Gatica and Ximena Rincón and senators David Sandoval and Matías Walker and former senator Álvaro Elizalde .

In the specialized instance, other technical clarifications to Law No. 20,898 were also agreed:
Regarding the Regularization of Homes, it is pointed out that when the regularization is applied, the building and final reception permits will be obtained simultaneously.
It is clarified that the bathrooms and kitchen of a house are part of the built surface, but they do not integrate the habitable surface of a house.
Applicants, whether for housing regularization, harmless microenterprises or social equipment, are required to provide the single building statistics form or the electronic income certificate thereof, in order to ensure the accuracy of the official statistics . In the case of regularizations carried out through the housing improvement and expansion program, it is also requested that the respective subsidy be accredited.
The reference to the new numbering of the law on real estate co-ownership is updated.
